A good split system in the open-plan living area handles afternoon heat, and a second unit in the main bedroom handles sleep. That is often enough for a couple, a small family, a rental or a holiday apartment.

Splits also suit the mixed housing stock across the region. In older Nambour and Caloundra homes, roof spaces can be awkward and switchboards may need attention. In Mooloolaba and Maroochydore units, body-corporate rules can restrict ducted changes, while a single split may already have an approved condenser location. In Buderim homes with high ceilings and western glass, one larger living-area split can solve the real comfort problem without turning the whole roof space into a ducted job.

The cost difference is real. If your actual need is living area plus main bedroom, two good splits might be $4,500 to $7,500 installed. A ducted system could be $12,000 to $18,000. That extra money can pay for better blinds, ceiling fans, insulation and an annual aircon service for years.

Ducted is not a luxury-only choice. It is the right choice when the home needs even comfort across many spaces, when wall heads would clutter every room, or when resale presentation matters. It can be a better answer in larger family homes in Buderim, Sippy Downs and new estates around the southern Coast where the roof space is accessible and the home has enough bedrooms to justify zoning.

Good ducted design is not just a bigger machine. It needs heat-load sizing, enough return air, sensible outlet positions, insulated duct, balanced zones and a drain that will not overflow in humid weather. Undersized ducted systems run flat out and still leave rooms sticky. Oversized systems short-cycle and do a poor job removing humidity. Either mistake is expensive because fixing ducted design after the ceiling is cut is harder than changing a wall split.

Ducted can also be quieter inside because the indoor fan coil is in the roof space, but outdoor unit placement still matters. Near the coast, any outdoor unit should have clearance for airflow, regular coil cleaning and fixings chosen with salt air in mind. A condenser tucked into a tight salty corner will age faster whether it is split or ducted.
